There is no more pragmatic or honest way to buy or sell a home than thru an Auction. The money, time and inconvenience wasted on the MLS system and showings will still in the end only generate offers according to what buyers are willing to pay. Auctions are superior to theMLS system because the MLS system allowsmultiple offers thatput consumers at a disadvantage when buying a home, because bids are kept secret, allowing for possible manipulation so no would-be buyer knows what the others have offered. But in Auctions the bid process is completely transparent and thus more honest. Plus time is money and money sitting is being wasted when it could be better used elsewhere. So while you wait months or years for your house to sell, in the majority of cases it would have sold for the exact same price in one day at an Auction. Like Fine Art, Auctions are the only way to sell High End Real Estate.

Auctions help you achieve highest value possible because potential buyers don't have a list price; all they know is your property is for sale and will be sold on a particular date. Auctions shift the buyers' focus from price to value so potential buyers can focus on what the property itself has to offer instead of the price. Auctions allow you to set your own date and a timeline so guessing when your property will sell-or not sell. Auctions allow you toset a reserve price which prevents underselling and allows you to choose the minimum price and if bidding doesn't reach your minimum, you're under no obligation to sell. The Auction paperwork is always a clean, simple, and non-contingent contract. The buyer must complete all due diligence and prequalify before the auction day. When auction day comes, you know who is bidding and for how much as you can see everyone interested. Plus even if you don’t sell the first time, you know exactly how much buyers are willing to pay for next time while your property's reputation remains intact because you haven't advertised your list price. Plus you get a global base of clients to bid on your property thus in so many ways an Auction is a superior system for selling Real Estate.
Buying a house at an Auction might seem bit of overwhelming, but it is very safe and simple and has only three basic components to consider as you work with an agent who helps you prequalify, then determine what the property is worth and decide what you will bid accordingly. PRE-SALE BEFORE THE AUCTION is available if you decide to put in an offer that is good enough to cause the seller to stop the auction from happening and instead accept your offer. SALE DURING THE AUCTION is either live in person or streamed live online in real time. In person you simply raise your paddle, or you or your agent can bid online or over the phone with an in-room representative. When you’re ready to make a bid, you simply swipe the slider or click the "bid" button at the pre-selected increment, or enter your own. SALE AFTER THE AUCTION will arise if none of the submitted offers or bids meet the sellers reserve price, the seller can either competitively price the property on review of buyer feedback throughout the campaign, or extend the auction date.
